Five finishes that survive high-traffic retail

Every retail finish looks good in the sample box. The test is what it looks like after 400,000 people have walked on it, leaned on it, and dragged a stroller across it.

Durability is easy to achieve badly — you can build a store out of grey porcelain and stainless steel that will last forever and sell nothing. The harder brief, and the one we get every time, is durability without dullness. These are the five finishes we come back to, what each one actually survives, and the detail that decides whether it works.

1. Large-format porcelain

Where it earns its place: floors, feature walls, counter fronts, and increasingly counter tops.

Porcelain is the most forgiving material in retail because its performance is in the body, not a coating. Wear doesn’t expose a different colour underneath. Chemical resistance is close to total, which matters when your cleaning contractor uses whatever is on the trolley rather than whatever is in your handover manual.

The technology has moved. Current large-format slabs give you convincing marble, travertine, concrete and oxidised metal at 6–12 mm, in 1600 × 3200 mm sheets, which means a shopfront or feature wall with almost no grout line — the thing that made tile read as tile.

Specify: PEI IV or V for floors, R10 minimum for dry retail, R11 where an entrance catches rain or a mall’s cleaning cycle. Rectified edges, so you can run a 2 mm joint.

Where it fails: the joint and the edge, never the face. Poor substrate preparation cracks it; an unmitred, unprotected external corner chips on week three. Budget for a proper screed and a metal edge trim, or don’t bother with the slab.

2. Compact laminate (and its high-pressure cousin)

Where it earns its place: counter tops, cash desk fronts, fitting room doors and benches, back-of-house — anywhere a body or a trolley makes contact daily.

Compact laminate is a solid, self-supporting sheet with the decorative layer fused through, not stuck on. It takes impact, moisture and cleaning chemicals in a way veneer and MDF simply don’t, and it doesn’t need a substrate — which means thinner, sharper joinery profiles.

The dullness objection is outdated. Current ranges include textured woodgrains registered to the print, deep matt solids that don’t fingerprint, and stone effects that hold up at arm’s length. It won’t fool anyone at 200 mm. In a retail environment, nothing is examined at 200 mm except the product.

Specify: 12 mm compact for edges you want to expose, HPL over MR-MDF where you need bulk. Anti-fingerprint matt finishes for anything dark.

Where it fails: the black core line at the edge, if you didn’t intend it. Either own it as a detail or specify a matched-core product.

3. Coated and anodised aluminium

Where it earns its place: shopfront framing, display systems, plinths, kick strips, and every edge a trolley will hit.

Metal is the reason a store still looks tight in year five. Timber at kick height rounds off; painted MDF chips to a white scar. Aluminium takes the hit.

Two coating routes and they behave differently:

  • Anodised — the finish is the metal, oxidised. It cannot chip, because there’s nothing sitting on the surface. Limited colour range (silver, bronze, black, champagne), and it will not colour-match perfectly across batches. Best for anything exposed.
  • Powder coated — unlimited colour, texture options from matt to fine structure. It’s a coating, so it can chip on a sharp impact, but a good polyester powder at 60–80 microns handles retail comfortably.

Specify in Oman: for anything within a few kilometres of the coast or in an external shopfront, use marine-grade or architectural-class powder and confirm the pre-treatment. Salt air finds untreated aluminium fast, and the failure shows as filiform corrosion creeping out from a fixing hole.

Where it fails: the fixing. A stainless screw into an aluminium extrusion in humid, salt-laden air is a galvanic cell. Isolate it, or specify the right fastener.

4. Terrazzo — poured or precast

Where it earns its place: floors, stair treads, counter tops, plinths. Anywhere you want the durability conversation to also be the design conversation.

Terrazzo is a durable finish that people actually like. That combination is rare enough to be worth the programme it costs. It’s dense, seamless when poured, repairable (you can grind and re-polish a damaged area back to invisible — try that with LVT), and it can be pigmented and aggregate-mixed to a bespoke recipe that no competitor can copy from a catalogue.

Two families:

  • Cementitious — traditional, matt, more movement-tolerant, needs joints.
  • Epoxy resin — thinner, brighter pigments, faster, seamless over larger fields, but unhappy with moisture in the slab beneath it.

Specify: a penetrating sealer, not a topical one. Topical sealers on terrazzo wear into visible traffic paths within a year, and now you have a maintenance problem instead of a floor.

Where it fails: programme and substrate. Terrazzo needs a sound, dry, properly cured slab and a subcontractor who has done it before. It is not a finish to value-engineer onto a rushed programme.

5. High-performance coating systems

Where it earns its place: walls, ceilings, joinery carcass, anywhere paint is doing 60% of the visual work and getting none of the specification attention.

Paint is where durability quietly gets thrown away. A retail wall specified as standard emulsion because “it’s just paint” is scuffed within a quarter and repainted annually, which means closed hours, which means lost trade.

What we actually specify:

  • Two-pack polyurethane on joinery and any painted surface within reach. Chemically cured, hard, cleanable, and it holds a matt sheen without burnishing.
  • Scrubbable acrylic at Class 1 wet-scrub resistance (ISO 11998) on walls, minimum, in a matt or eggshell that tolerates cleaning.
  • A defined touch-up spec in the handover file — batch, sheen, applicator. Most retail walls look tired not because the paint failed, but because someone touched it up with the wrong sheen and now there are patches.

Where it fails: the substrate prep and the sheen. A perfect coating over a poorly filled board just makes the board’s flaws glossier.

The sixth thing, which isn’t a finish

The transition.

Almost every finish failure we’re called to look at happens where two materials meet — tile to timber, wall to floor, counter to leg, coating to metal. The material didn’t fail. The junction did, because it was drawn as a line rather than detailed as a joint.

Specify the trim, the shadow gap, the movement joint and the sealant. That’s where a high-traffic store is won.
